A contract fee is negotiated based on the estimated project cost, establishing the Owner, Architect, and General Contractor as a collaborative team from the earliest planning stages.

Phased Cost Estimates & Value Engineering

As phase drawings are developed, we provide cost estimates for the Owner’s guidance and approval, continuously incorporating value engineering and expert advice.

Guaranteed Maximum Price (GMP) & Budget Control

Upon approval of phase drawings, we submit a Guaranteed Maximum Price for the construction. We maintain strict budget controls throughout, keeping the Owner advised and allowing for timely, economical adjustments.

Competitive Bidding (Buy-Out) & Project Execution

We manage the competitive bidding process for approximately 85% of the total job cost, directing all subcontractors and suppliers to quote their lowest figures to us, ensuring the best value and timely project completion.
