As a premier General Contractor, we stand as the single point of accountability for the entire project lifecycle, from pre-construction to final close-out. Our role is to transform the design intent into a tangible, high-quality structure while managing all aspects of the construction process. We are responsible for all material, labor, equipment, and services, ensuring seamless coordination of all subcontractors and vendors. Our expertise in risk management, schedule adherence, and quality control allows us to deliver projects reliably and efficiently, regardless of complexity. We offer two primary execution paths for our general contracting services, each tailored to meet a client's specific goals for cost certainty, schedule, and team collaboration: Negotiated Projects and Competitive Bid.
The Negotiated Project approach is built on a foundation of collaboration and trust, establishing an early partnership between the owner, the design team, and the general contractor. This method is typically favored for complex projects, those with tight schedules, or where the owner prioritizes a close working relationship and maximum control over project details.
By engaging us early in the design phase, you unlock our full spectrum of pre-construction expertise. This early involvement allows our construction experts to work concurrently with the architects and engineers, providing continuous input on constructibility, material selection, scheduling, and cost control. This proactive collaboration is critical for identifying and resolving potential issues on paper, long before they can become costly delays in the field.
A key benefit of negotiation is the open-book financial model. This transparency allows the client to see all estimated and actual project costs, including subcontractor bids, material pricing, and general contractor fees. This level of detail ensures that every decision can be measured by its financial impact. Furthermore, the negotiation process often leads to a Guaranteed Maximum Price (GMP), which locks in the upper limit of the project cost, providing the client with unparalleled budget certainty and peace of mind. Our team is incentivized to find cost savings, which are typically shared with the owner.
Negotiated projects offer greater flexibility to incorporate changes and enhancements as the design evolves. The collaborative nature of this delivery method facilitates a continuous Value Engineering process, where our team proactively analyzes design components and material choices to identify alternative solutions that optimize function and quality while reducing overall life-cycle costs. This approach maximizes project value by ensuring that the final design is not only structurally sound but also financially efficient and fully aligned with the owner’s long-term operational goals.
With a negotiated contract, work can often begin on early phases of construction (such as site work or foundation) before the entire set of construction documents is 100% complete. This ‘fast-track’ scheduling is invaluable for projects under intense time constraints, significantly accelerating the overall project timeline and allowing the client to realize their investment sooner. The established partnership streamlines communication, leading to fewer disputes and a more efficient workflow for all stakeholders.
The Competitive Bid, or Lump Sum, approach is the traditional delivery method where the entire scope of work is fully designed and documented before construction bids are solicited. This method is ideal for projects where the design is complete, the project scope is clearly defined, and the primary objective is to achieve the lowest possible up-front price.
In a competitive bid environment, the design documents must be finalized and comprehensive, leaving no room for ambiguity. This fixed set of plans and specifications forms the basis of the bid package, ensuring that all invited general contractors and subcontractors are pricing the exact same scope of work. This process creates a level playing field, leading to straightforward price comparisons and ensuring the client receives a firm, fixed contract price.
Our Bid Management expertise ensures that the competitive process is fair, rigorous, and yields the best value for the client. We pre-qualify a select group of high-quality subcontractors known for their reliability, safety record, and proven performance. Bids are received, meticulously reviewed, and then thoroughly "scope-leveled." Scope-leveling is a critical administrative step where we analyze each bid to ensure it fully complies with the specifications and that all necessary work is accounted for, preventing later surprises or costly change orders due to gaps in the scope.
The core advantage of the competitive bid model is the establishment of a single, firm contract price (the lump sum) upon award. This fixed price provides the highest degree of cost certainty, making it straightforward for the client to secure financing and manage their project budget. Once the contract is signed, the financial risk for the execution of the defined scope shifts to the general contractor.

This model is best suited for clients with a complete, non-evolving design who require a firm, fixed budget and are able to allow the time necessary for the full design and rigorous bidding process to conclude before construction can commence. While it requires patience during the pre-construction phase, it delivers a contract with a definitive cost, making it an excellent choice for public works, highly standardized buildings, or projects where time is a secondary concern to budget control.
